Park at Bayside offers a selection of modern one, two, three, and four-bedroom apartments with contemporary floor plans and upscale finishes. To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar. Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

You can apply online for Park at Bayside Apartments in Rowlett, TX through the secure online leasing portal. Applying early is recommended due to availability.
Park at Bayside offers flexible lease terms ranging from 1 to 16 months, depending on availability. Lease terms are subject to change without notice.
No minimum credit score is required. Applications are reviewed based on income, credit history, and background screening.
Applicants must earn 2.5x the monthly base rent in gross income. Combined household income is accepted.
Yes. Guarantors are accepted for income qualification and must earn 5x the monthly rent.
Applicants must provide a government-issued photo ID and three months of bank statements for verification.

Rent, Payments & Fees

Rent is paid online through the BILT Rewards portal, allowing residents to earn points on monthly payments.
Rent is due on the 1st of each month. A 7% late fee applies on the 7th, with an additional 3% on the 10th.
No. Park at Bayside does not offer split or flexible rent payment options.
Yes. A $100 non-sufficient funds (NSF) fee applies to returned or bounced payments.
Yes. Security deposits are fully refundable provided lease terms are met and the apartment is returned in acceptable condition.
Yes. Residents must carry renters insurance with a minimum of $300,000 in liability coverage and upload proof through Get Covered.

Utilities & Monthly Charges

Residents pay for water, sewer, trash, valet trash, pest control, and electricity. Electricity is paid directly to the provider. To select your perfect home: check availability, select your desired move-in date and preferred lease term, then select view details to view monthly fees.
No. Water charges for the first two months are deferred and added to the final water bill at move-out.

Pet Policy

Yes. Park at Bayside is a pet-friendly community welcoming both cats and dogs.

Residents may have up to two pets per apartment.

Pet rent is $20 per pet per month, plus a $300 one-time non-refundable pet fee per pet. See our pet friendly page for more details.

There is no weight limit. The following breeds are generally prohibited:

• Akita
• American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Great Dane
• All Husky & Malamute breeds
• Rottweiler
• Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Amenities & Community Features

Amenities include a 24-hour fitness center, resort-style pool, lakefront setting, outdoor Wi-Fi lounge, and clubhouse.

The pool is open daily from 9:00 AM to 10:00 PM for residents and accompanied guests.

The fitness center at Park at Bayside is open 24 hours a day with key-fob access.

Yes. Park at Bayside enforces quiet hours, and repeated violations may result in lease enforcement.

Parking

Yes. Each leaseholder is allowed one registered vehicle with community parking.
Yes. Garage or reserved parking spaces are available for $165–$265 per month, based on availability.

Move-Out & Lease Renewal

Lease renewal offers are sent approximately 75 days before lease expiration via email and the resident portal.

Yes. Residents may terminate early with 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.
Residents must submit a 60-day written notice using the community’s designated form.
